Winstree Road, Burnham On Crouch

Stage 1

The initial visit involved gathering information, surveying and designing works in order to accurately inform architects and council applications.

The clients wanted to create a side extension as an annexe, creating a kitchen living area, bathroom and bedroom.

Their previous application was rejected but working with us and our architect we were able to get the planning passed for them. We were able to offer our clients support with regard to design and reconfiguration of rooms to incorporate everything the annexe needed.

Stage 2

The first staged was preparing the grounds and foundations for the extension, this involved creating new drainage for the waste from the kitchen and bathroom. When the groundworks were completed we were able to start building the extension to the side of the house. We used like for like bricks to match the existing property. When at the correct height we were able to install the catnic lintels needed.

The roof of the extension, was finished in matching tiles and pitched so it effortlessly blended into the existing building.

The rooms were created by internal timber stud walls, ready to be plastered.

Once water tight we were able to screed the floors to create one level floor throughout, so when walking in from the existing property there was no steps of slopes.

Stage 3

Second fix stage was all 2^nd fix plumbing and electrics. An accumulator was added to the existing building to increase the water pressure for the whole household.

Flooring to all rooms was laid. All rooms were mist coated and decorated, including the newly hung internal doors.. The kitchen units, the utility cupboard area, the bathroom fixtures and fitting were all installed.

Quality control was carried out at this stage and any remedial work noted.

Stage 4

At the finishing stage, all paperwork was completed and any remedial works carried out. The whole site was then cleared and a cleaning company employed to finish off to a high, professional standard.

Stage 5

On completion of the job all necessary warranties came into play and the RCM team were on hand for any queries or issues.
