Stage 1
On the initial visit to The Bell Pub, we surveyed the property and discussed with the client what they were looking for. They were looking to expand the existing pub and renovate an existing room upstairs which they wanted to be used as an exhibition center. They also wanted a brand new commercial kitchen to be built inside a completely new building with a storage area above, attached to the old pub. The old kitchen was then to be converted into a purpose-built area to house new toilets. Also, the existing car park was reconfigured to include a set number of parking spaces as required by the planning permission granted.
From this initial survey, we were able to foresee that there would be issues connected with working on a grade II listed building as any new build would have to complement the existing building, and also we had to consider that next door to the property was a grade I listed church and graveyard.
Due to the nature of this project we had to go through a special planning process with the heritage department of the council to have listed building consent granted, also due to the proximity of the graveyard and the trees contained within it, we had to involve both an archeologist and an arboriculturist from the start of the project.
In all the planning process took almost two years of consultation between ourselves, the architects, the clients, and the council. During this time we scheduled regular meetings with the clients to share with them our ideas of how we could achieve the client’s aims depending on what sort of permissions we were able to obtain from the council, keeping them informed on how everything was progressing at each stage of the planning.
Once everything was finalized and we were ready to start work we handed the client our full job pack which consists of the costings, the designs, building and payment schedules, and other important documentation for RCM to use throughout the build.
